Copper roofs are extraordinarily durable, but no roofing material is completely maintenance-free. Catching problems early can mean the difference between a minor repair and a major restoration. Here are the seven warning signs every Boston copper roof owner should know.
1. Green Staining on Exterior Walls
Green or blue-green streaks running down your siding or masonry below a copper element indicate copper runoff from a leak or improperly designed drainage. While some copper runoff is normal, concentrated streaking suggests water is finding its way under the copper.
2. Water Stains on Interior Ceilings or Walls
Brown or yellow water stains on ceilings or upper walls are a clear sign of an active or past leak. Don't wait — water infiltration causes structural damage and mold growth that compounds quickly.
3. Lifted, Buckled, or Separated Seams
Copper expands and contracts with temperature changes. Over time, seams can lift, buckle, or separate — creating entry points for water. This is especially common on flat-lock copper roofs installed without adequate expansion allowances.
4. Visible Holes or Corrosion
Pinhole corrosion can occur when copper contacts dissimilar metals (galvanic corrosion) or when acidic debris accumulates in valleys. Even small holes allow significant water infiltration.
5. Failed Chimney or Dormer Flashing
Chimney and dormer flashing is the most vulnerable element of any copper roofing system. Signs of failure include visible gaps between the flashing and masonry, cracked solder joints, and corrosion at the flashing edges.
6. Sagging Gutters or Damaged Downspouts
Copper gutters that sag, pull away from the fascia, or have visible holes or joint failures allow water to run behind the fascia board and into the wall cavity — causing rot and structural damage.
7. Age Without Inspection
If your copper roof is more than 20 years old and has never been professionally inspected, schedule an inspection now. Many issues are invisible from the ground and can be caught and corrected before they become major problems.
